Looking for a good strategy in Maryland

I work in Real Estate, but am brand new to REI. I currently have $150,000 cash to start investing. I recently moved from New York to Maryland and was hoping I could get some advice on a strategy in the area. I'm looking at Gaithersburg, but am openminded to other markets in the area, including parts of Virginia.

For 150K you can buy a decent townhouse in C areas of Baltimore, you can brrrr it and get your money back and do another one.

I do that all day everyday, and do 15 reno a year, average tenant has 650 or more credit score, decent job, ARV is decent and you can have equity in the house and repeat
