As soon as she started to fall behind/be late more than once, I'd not renew her lease especially if tenants aren't communicating with you.If there is extensive mold, tell her to remove her items so you can treat the property.

A fairly reliable wholesaler who buys across the country, and spends $100,000 a month on advertising, also trains people to be wholesalers.

On the other hand, if there is a large mall with major anchor department stores, good restaruants and Starbucks, you can be fairly ceertain that's a good neighborhood class. 

When your tenant communicates with you, at least acknowledge their communication so they know they've been heard.
