The rental market is still hot in Augusta Georgia. 

An option could be to 1) take the 401k $ out now with no penalty, 2) put it directly into a properly structured infinite banking policy, then 3) leverage 80-90% of the cash value to purchase a multi-family syndication.This strategy would provide multiple benefits to your precious capital and provide some flexibility until the time is right to purchase a syndication.  

They will never sour relations with others in your in extended family.They will never use social media to be vindictive or manipulative.They will always be perfect model tenants.They will always love and appreciate you.They will always do whatever it takes to get your rent before asking you to give them some more time.They will always treat your rental as if it were a precious flower.

You'll become an employee to your own LLC and will need to start tracking your expenses, miles, office space, Augusta, and even look into rental property cost sets to wipe out your earnings as an agent.  

Other parts of Aiken County that we like are North Augusta and Graniteville.

@Precious Thompson early on I'd get so wrapped up in having one or two properties in escrow that I'd put everything I had into making sure they progressed to closing successfully and I didn't miss anything or screw anything up. 

Quality family time is such a precious commodity. 

Either way, you can do better....let her go make another Landlord's life complicated, you don't need it, life is complicated enough....she is costing you time and mental energy, both of which are far more precious than money.
