In reference to your first point, it's one that my wife and I have come across frequently, and, honestly, it's one we struggle with a lot.

This may be a little high, but also maybe not if you're doing vacation rentals and having new "tenants" in and out all the time and paying frequent cleaning fees.

Hello,My apartment has been vacant last couple of months.The first vacant the electric utility bill came around $150 and I noticed that the central AC furnace was on so I turned it off immediately but to my shock the second vacant month the bill came around $250.Barring a refrigerator nothing is on in the apartment, my apartment utility bill is lower than that where the appliances including central ac run frequently.

I have other cards that I use more frequently and didn’t want to have too many cards, as it is something to keep track of.

Also got to go and deal with an air conditioning issue at my other property, Shop vacuuming up water and cleaning up a basement floor!

I would expect frequent turn overs, and higher turnover costs.
