While evictions are part of the business, that rate is far beyond normal.

I would make the expense codes mimic the Schedule E if using quickbooks.

Now, if you're buying in the name of the LLC and you're doing a DSCR deal, that will be irrelevant.

If you're talking about building an interior wall to create a bedroom, this could work so long as you aren't significantly reducing living space compared to the competitive rentals. 3 bedrooms with a tiny living area could cause problems.

My experience with clients utilizing the large firms is high priced packages that are often more robust than the client's needs at that point. 

My answer is always a mix of: You’re overthinking it and work smarter, not harder.A lot of investors are sold on the idea that STRs are a passive income source—which, to an extent, they can be.

The $500 plus install is probably fine, the $3,000 one is probably stupid.

It is the snowbird season in Florida, so it is a reasonable time to catch attention of those buyers.
