@Nick Burns this seems to be a common theme on BP these days.. those finding deals with no way to finance them.My suggestion for whatever its worth.. if you have no capital spend your energy finding capital then go shopping.. you spin a lot of wheels and get excited only to not be able to pull the trigger.I know some say if the deal is good the money will find you.. but for me..

Back of the envelope math says you should probably at least have 600k in equity after closing costs/ REALTOR fees, so to only be spinning off 21k a year here, without any maintenance/ vacancy/ capex/ flood costs/ risks included is a 3% cash on equity return.

They’re several places I’m losing energy like the windows and the ceilings where there is lack of insulation however not enough to warrant an $80 gas bill BGE says it’s on my end and the gas is pulling from somewhere The contractors seems to think it’s the meter sometimes it just spins and spins but BGE says the meter is the new version..
