Thanks @David Nolan at the moment I'm just trying to get my head around the differences between AU and US.  401Ks are non-compulsory superannuation plans... you can buy houses for under $100K in the US... it's a different world.

I am fairly certain you would not dispute that fact however to state that having sex will produce an offspring is speculation.A investment is something that is anticipated to pay a regular return on a ongoing bases.Speculation is based on past practice and involves an assumption that it will repeat in the future.

This is obviously a roommate situation, but I was under the impression that only an owner-occupied unit creates the ability to discriminate/prefer things such as gender, it doesn't seem right that a tenant can block a landlord from bringing in a new tenant whose sex the current tenant doesn't prefer.Is this right of refusal really extended to other tenants already inhabiting a unit, or does this turn into a Fair Housing situation, where no discrimination can be practiced, since the owner does not live in the unit, merely a tenant who is complaining that she does not want to live with a male.

not the first time wont be the last.. there was an investor from AU  that decided to spend his vacation in Detroit working on 4 plex he bought there got in argument with relative of tenant and dude shot him in the chest DOA... its why I think most of the PM's I know carry.. at least that work in the mid west and urban cities.

Aussies not gullible \many just did not know what they did not know.. when I used to post on the property investing website based in AU it was apparant to me that you don't have the same tools ( online tools like zillow ) that we have in the US.. so you did not know that you could do a lot of work on your own.so Spruiekers would hit you with properties that they would present as secret inventory .. and you need to pay 5k to join the network etc etc.

Replacing the carpets is an expectation for almost every unit we rent even when the carpets were brand new when the tenant moved in and even when the tenant was in the apartment for only one year.Personally, I hate carpets with a passion and when you consider the crap that carpets collect they should be against the law to rent an apartment with carpets more than one year old that contain who knows what when dogs clean their butts by dragging across carpets, animals urinate and poop on them, people spill, walk on them with poop on their shoes and who knows what kind of crazy sex people had on the carpets.Take a white bedsheet, put it on your floor where you walk into your home and look at what is on that bedsheet within just a couple hours.

You also can't discriminate against rental applicants with criminal backgrounds (except sex offenders).
