After scouring various cities across the nation to identify a starting point to really get started, I am leaning towards Cleveland area.

Why would you waste your time to scour the internet looking for information to invest?  

Our strategy is to scour sections of the city one at a time, take some addresses down and then check comps around that area. 

@Nate Paoinchantara I agree with you in looking for a conventional loan for the 20% down and getting a agent to help me scour the good deals for distressed SFRs.
