I checked the policy, it reads like 12 months max payment plus two extended months payment pending on actual rebuilding period and time to restore business after rebuilding.

Add this term to your lease.All parties agree that termination of this Agreement prior to termination date will constitute breach of the tenancy and all Security Deposits and one full months’ rent shall be forfeited in favor of the Landlord as liquidated damages plus the Tenant will be charged for cost of restoring the property to rental condition plus advertising and rent loss incurred until new resident moves in.

ALTERATIONS.Tenant agrees not to alter the premises without prior written consent of Landlord.All changes made by Tenant must be reversible and property must be restored to original condition at end of tenancy, unless other arrangements have been made with Landlord.
