It's getting a new motor and will be restored to as good as new working condition. 

I checked the policy, it reads like 12 months max payment plus two extended months payment pending on actual rebuilding period and time to restore business after rebuilding.

We had to file an eviction in court and the owner had to restore possession to the tenants until the court handed over possession.

It will host a healthy cooking school, yoga, massage and meditation.

The house is in great shape but just needs cosmetic restoration.  

Of course, measuring that risk is the delicate task of a great investor.Finally, if you are worried about your CoC diminishing over time, you can always refi the property to return the leverage and restore the return.

Add this term to your lease.All parties agree that termination of this Agreement prior to termination date will constitute breach of the tenancy and all Security Deposits and one full months’ rent shall be forfeited in favor of the Landlord as liquidated damages plus the Tenant will be charged for cost of restoring the property to rental condition plus advertising and rent loss incurred until new resident moves in.

ALTERATIONS.Tenant agrees not to alter the premises without prior written consent of Landlord.All changes made by Tenant must be reversible and property must be restored to original condition at end of tenancy, unless other arrangements have been made with Landlord.
