Then you can choose whether to have them sign a renewal for an entire year, or whether to have them sign and agreement saying it converts to month to month.

I was finally able to get them out as they either couldn't make the payments or I chose not renew the lease because of the headache.New renters in those houses are much better (my screening process has become a lot more) and now I'm getting bored again because it doesn't feel like I'm even in real estate.

I know in one of our contracts with them, the contract automatically renews for 5 years unless you cancel it a year in advance of the rollover.
