Still, I am not making the money I want to be making to live a comfortable life and provide for my wife (who I met just after moving back home) and son.In January 2016 my wife and I sold the condo that we bought in 2014 and made 35k on the sale without putting much work to it (refinished a room in the basement is all we did).

It is hit or miss as to what they have in stock because they are a discount store, but they have great prices on everything in stock compared to any of the big box stores like Home Depot or Lowes.As for the kitchen cabinets go, yes it was a huge pain to refinish them!

I've done the tub refinishing in several apartments,, usually warranty is 1 year.. you can expect to refinish again in 5 years if it gets heavy use.I've paid about 360 a tub. and is done in one day for 1 tub.Really strong odor..They also do the ceramic tile surround for about 200 more. which turned out SUPER.

I will need to put approximately $20-25k into it for good rentable condition, (new rental worthy floors, paint, appliances, countertops, refinish cabinets, vanities, toilets).I think the house will rent for $2500/month.  4 bed 2.5 bathThe numbers are as follows: Current condition appraised (once we fix the inspection items which we'll want to do whether we rent or sell it) at $250,000; $110,000 is owed on the mortgage.
