Range for Cost per sq ft for Rehab in ATL

Hi BP, Wondering if anyone could give me a cost per sq for mid grade rehab in ATL. Brick house built in 1958. On basement. Already has a new roof and HVAC. Windows are new but are not installed correctly. All mechanicals are working. It is a 3br 1b. We look to convert existing space into master bathroom. New kitchen, bath, and drywall over plaster walls and ceilings(should we?) Refinish hard wood, remove large door and replace with window. Add washer and dryer connection, minor framing, new doors, trim, fixtures. Paint inside and out. All other standard cosmetic updates will be done. Based on your experience can you provide a ball park estimate?

You cannot legally get permits for a house you are not occupying as a primary residence.

Per sqft pricing is inaccurate and useless for broad spectrum renovations on houses of that age. Factors like lead paint and asbestos drywall alone will be large contributing factors.

Finishing materials will vary widely. is this house in South Decatur or Buckhead? One might be 5 or 6 times more expensive based solely on things like cabinetry and countertops...
