From what I’ve seen, the value of a premium listing really depends on a couple of factors: the local market's activity and how saturated it is with similar rentals.

Similar for many of the give aways; if you wanted a dozen BPCon shirts you could have got them.  

They often cost less to acquire than other types of real estate, yet they can yield similar or even higher profits.

I had a similar issue as a buyer's agent and I had to go back and forth with the builder multiple times and even back up the closing date because there were a few items to take care of, have your agent represent you on that. 

Should I open a separate HYSA or similar vehicle to park additional cash reserves and or taxes set aside from prior projects?

A few thoughts...One I had something similar with a neighbor who had my number and texted me after I moved out of my unit and moved a tenant in to complain about my tenant and his dogs.
