Chris Mason if you have any comments on this last part it would be much appreciated.One thing though - given the way California legislation is going, I wouldn't be surprised if in a few years ADUs become more established, allowing appraisers to include them more fully.

Last I heard, the senate/governor passed legislation that basically said state rental laws superseded city/county ordinances/laws and that basically killed the requirement to include the Indianapolis Tenant Rights form that Marion County said you needed to include with all new leases.Is that accurate?

That is why we need to change the law in Missouri - I just received notice from the Ohio REIA that one of their state legislators had introduced legislation to make it unlawful for a city owned utility to charge the owner for the tenants unpaid bill.
