The icing on the cake was also how it's appreciating, it's potential and flights aren't too expensive out there from where I am.

We will clean the gutters in the spring (too much ice and snow right now).  

Just make sure the investment makes sense from the day you buy it and that improvements that are made are only icing on the cake.

You eventually want to get to a point where you do not need to live off of transactions but they become icing on the cake to your investments and cash flow.Older brokers I know in their 60's,70's,80's simply coast and work on the deals and clients they want to.I would rather have a group of core clients I work with and do deals over and over again.

You'll hear from people that are sold on "cash flow" and basically consider appreciation as icing on the cake.

A mentor of mine told me that if you provide snow removal and your tenant or a guest slips and is injured, you are liable since it was your responsibility to keep walkways free of ice and snow. 

I would only treat it as icing.
