You of course do not have to close under the LLC using a DSCR loan product but you most certainly can.

@Simone Montague-Jackson agree with @Charles Carillo and @Jordan Moorhead, that they aren't what the marketing hype claims.Insurance companies are in business to make money, which requires them to have a hard stance on claims and incentivizes them to deny as many claims as possible.In our opinion and 24 years of observations, it worse with warranty insurance products!

I'm aware that K1's are usually accepted and viewed as ordinary income with 2-years returns, however I'm struggling to find a lender that can decipher the difference between a private investment that issues a K1 and a publicly traded stock such as Enterprise Products, Williams, or Energy Transfer Partners. 

One product is full doc and the other is limited doc .

@Beth Crosby this isnt an issue for a DSCR cash out product vesting under your current LLC but leasing the unit to a company you own rent the property will be an issue with most lenders.

I also have a wholesaling business (I wholesale a product - not related to real estate wholesaling) and was doing that prior to getting into real estate.

I am very aware of other products within the MS ecosystem, particularly the Power Platform, that are making some very unique and innovative AI bets. 

Our goal with this was to provide a product that exceeded the expectations of what one might think of as typical workforce housing.
