Purchase price: $1,200,000 This is a 100+ pad community located near Downtown Bloomington (Near Indiana University).

No kidding this is as simple as it gets.. just advertise that you accept shorter term leases and riase your price.. we have been doing it in Vegas for years..

Natural appreciation usually takes holding the property for at least a few years (just depending on what the RE market does going forward).  

The drop and Swap is about all we use here due to the confiscatory tax rates based on sale price.

If Oak Park allows STRs, leveraging that history could make the property stand out.That said, unless the home has been preserved as a landmark or has unique historical features, the value boost may be more about novelty than a significant price increase.
