Thanks Karen, so regardless of how good things sound or how true we WANT them to be, we can start off on the right foot by letting potential funding sources know we will not pay any upfront fees, they are good at giving reasons why they should be paid upfront something however (usually they tell us in will increase chances)

You could politely ask if they would be willing to work on the garden, read on the back porch, fiddle with something in the garage - just somewhere where they are not under foot and could kill the deal by being too pushy or talkative.
