I would look into the laws around this, maybe call the non-emergency police number and ask what happens if someone illegally parks in your driveway as I feel this is essentially the same as a stranger parking in your driveway as far as the law goes.Do your research then give the tenants a very stern talk with a hard deadline, and if the RV isn't out by 9a on that day have a tow truck standing by.

I don't know if they would do it but you can call the non emergency line (non 911) number to the local station or stop in.

You could look into getting communication to the location via satellite phone if you want to have some means of your guests reaching you and you reaching them for emergencies.

My biggest apprehension is that this $36,000 down payment is going to cut pretty deep into my cash reserves (pulling this out of the stock market) and only leave me with about $15,000 for future ventures (without dipping into emergency fund/savings).Not sure what the right answer is here.

NJ requires it in 60 days, although allows 120 days during a health emergency.
