The distance thing isn't an issue since all files are digital anyway.

The market seems very hot at this point so not sure where the real-estate bubble is in the foresight.Looking at Bridgeport , Pilsen , Lower west , Maybe some suburbs to invent in.Its hard to get a double digit cash on cash return at this point. 

CA rental properties trade in low single digit CAP rates (down to 2-3% or lower in SF area).  

Your foreclosure is stopped and then they start paying again but it's $400 a month on a loan that is 6-8% - then your returns after fees are low single digits.
