If Seller fails to repair the damage or chooses not to repair the damage, Seller and Buyer shall be entitled to either: (i) deduct a mutually agreed cost of repair from the purchase price of the property; or (ii) terminate the Contract in which event any and all deposits previously delivered to Escrowee shall be returned to Buyer without offset.

If you aren’t in a premium area, I’ve learned to lead with the worst aspects of the apartment (undersell) thereby weeding out the dreamers and surprising the applicants that survive the - less than flattering marketing - (over-delivering) with more than they expected visually.

You could offer to be their eyes and ears, deliver materials to job sites, run errands, clean up a job site each night, etc.

If he doesn't have enough credit to carry that then you don't want him.Second, tell him you have no problem paying for the materials once they deliver them to the job.

I would only buy it if the unit is delivered vacant or the tenant is set up and approved for rent relief where the govt pays their back rent.
