THIS IS WAY TOO LONG. this document is critical to a wholesale investor because it is what protects us from any dishonest sellers/buyers cutting us out of a deal. i do not want to know what it feels like to lose money on a deal just because i couldnt get this figured out.

The one I like though is and I think you and I agree on this.. but buying at or close to the median price point of a given MSA to me is a critical for out of area.. just gives you a leg up on quality assets and generally speaking a mixture of owner occ and rentals in the area instead of 100% rentals or high % rentals.. and of course buying 50% under the Median is inviting high risk for out of state folks..

It goes into depth at explaining how ARMs work and how each borrower must be educated on them to ensure they know what they are getting into.Here is a link to the CHARM BookletIf the lender you are speaking with isn't disclosing this to you, I'd read the booklet and drill them on these very critical points of the loan and probably ask yourself if this is the lender you should go with...Cheers!
