PLEASE HELP! Recording Affidavit of Memorandum in LA County

I am a new wholesaler in the Los Angeles, CA area and i need to know what is the best/fastest way to record an Affidavit of Memorandum with the county assessor/recorder to prevent a seller from closing a deal behind my back. I saw a youtube video of a woman in Atlanta doing it at her county recorder and it was as easy as walking up to a desk and paying $14. unfortunately for me my assessor/recorder  is currently closed to the public due to covid. i called them and they said that the only way currently is to send it in by mail and that could take 6-8 weeks to actually be recorded on the property. THIS IS WAY TOO LONG. this document is critical to a wholesale investor because it is what protects us from any dishonest sellers/buyers cutting us out of a deal. i do not want to know what it feels like to lose money on a deal just because i couldnt get this figured out.
