I also graduated from the University of Wisconsin Green Bay so looking at opportunities in DePere, Ashwaubenon, Allouez, Howard areas or even Appleton near Lawrence University (my sister went to school there) or surrounding areas.

Depending on what part of Anniston you are looking to invest it is very possible to find a deal for 40k renting for 800/ month.The hospitals and Army Depot drive alot of people to the area and the University is within 15min drive and also 6A state Champions Oxford is a high demand area within 10 mins.I am not investing at the moment but currently have a townhouse under contract I plan to purchase with FHA loan live in and rent within the upcoming year.
