Depending on what part of Anniston you are looking to invest it is very possible to find a deal for 40k renting for 800/ month.The hospitals and Army Depot drive alot of people to the area and the University is within 15min drive and also 6A state Champions Oxford is a high demand area within 10 mins.I am not investing at the moment but currently have a townhouse under contract I plan to purchase with FHA loan live in and rent within the upcoming year.
