Or, proceeds from the foreclosure "waterfall" and satisfy as many/much of the liens as possible.I thought one of the "tricks" was to let the "other" lien holder file for foreclosure so they would incur the fees.

I just say "hey, this person's rent ain't worth the pain" and get them out.Stay calm, don't fall for their bullying behavior. 

Putting away 3-4k a year for expenses should give you a nice cushion to keep your properties maintained really well.It really does seem as though when issues come up they all come up at once and then things calm down again.Just keep learning and moving forward.

The market is tougher right now, but that doesn't negate the fact that it is still a great business to be in, and when interest rates calm back down, the market will start to rev again... whereas I see it as sort of idling right now.All the best!
