You don't need a seller finance agreement.You need to add a provision in your PSA similar to:Seller agrees to finance $X dollars of the purchase price pursuant to a promissory note from Buyer to Seller of $X, bearing Y% interest per annum, payable over a term of Z years with even monthly payments of principal and interest, secured by a deed of trust or mortgage lien with the first payment to begin on the ___ day of _____________, 20____ .If there was a balloon payment you'd need to deal with that.

It is the other way around.You need "X" "Y" and "Z" to become successful WHAT do I do to GET "X" "Y" and "Z" so that I CAN become successful.It is not what you have, what you can, or what you are willing to do, to make it big.. it is what you NEED to do.That is why I firmly disagreed with your last point where you are telling everyone to DO pull a list etc. etc.Thats all.

It may seem silly to you, but to the person who was denied a lease and who has such things on a document you asked for, they DO think, "I wonder if she denied me because of X, Y, Z transaction on my bank statement?"

From what I've read, c-corp profits are only taxed at 15-21% if the money stays in the corporation, but maybe if you're on the board of the C-corp, using the funds for x,y, and z falls under the category of keeping the funds within the corporation?
