I assumed you did and being familiar with similar situations in housing I suggested what I did.Now, when I was a kid and bugged some older lady, she'd come out waving a broom in the air and chase us off!

My experience has been that it comes in waves (vacancies, repairs, etc.)

Just make sure you keep it moving or you will end up with waves in the floor.

But there are always properties and areas that take advantage on that, it´s all about thinking out of the box imo, if you keep doing the same, be prepare to follow the wave

The flood zones for this property is as follows: Zoned AE which are areas of inundation by the 1% annual flood chance with 2% chance of wave run up with elevations less than 3 feet above the ground.

A tidal surge is a Flood hazard, but the cause of that potential tsunami is an Earthquake hazard.  

I would still want to do it contingent on a home inspection as I am not experienced enough to wave that part of the offer.
