I recently met an investor (the kind who does 100s of deals in a year and has 100s of units under management), who buys $10k - $15k houses in the worst part of Atlanta, gives them a 2-day cosmetic rent-ready facelift, gets them rented, sells them to an intermediary for $30k 10 houses at a time, then the intermediary sells them to a much larger investor.There are certainly people who buy very low and have tremendous tolerance for risk.
