Hi Folks, evaluating some Out of state STR options, some markets have primary residence requirements.

If you are thinking a long-term hold the Cash on Cash metric will likely be the most helpful in evaluating your deal with interest payments.

Some universities have a housing shortage and some don't, you have to evaluate the situation by you.

If they have actually proved mold (highly unlikely) the next step is to carefully evaluate their report and see whether the tenants actions/inactions may be the source of the mold...

Overall they gave enough info to evaluate, buy, and operate a SFH.The multifamily part of the seminar had far less details and was centered around the importance of the right team and mentors.
