New real estate investor as well as interest in raising capital

Hi all. My name is Stefano and I am new to the real estate investing game. I currently live near Frederick, Maryland. I have been learning as much as possible about real estate investing, and am planning to start my investing journey in 2025. In my current situation I don't have any capital available, and have a very large student loan burden. 


My goal is to start with a long term rental in the Frederick, Maryland area. I'd love to connect with other investors in the area or along 270! My long term goal is to have a beach vacation home that functions as a STR that we stay in when we want, hopefuly 1031 exchanging into that.

I also have started 2 real estate investing networking groups, and a monthly meetup. These are physician groups. I hope these groups continue to grow and we can raise capital for syndications. 


I'm looking to network with people in the area to learn about rental properties, and perhaps syndication opportunities as well.

@Stefano Muscatelli this is a great idea.

When looking at raising capital, I would break this down into five main steps:


1. Identifying your dream investor avatar

2. Building the common connection/story that allows for you to relate to and build trust with your dream investor avatar

3. Figure out the best medium in which you meet these folks (in person, LinkedIn, networking groups etc)

4. Leverage a system and process to book meetings/engage with your dream investor avatar

5. Build a framework for your prospective investor calls to provide a quality experience for each person
