A dealer, in the business of real estate and providing financing has two issues, one the exempt sale but also unrelated to Dodd Frank can be mortgage brokerage laws.

We've done and still are active in development, we're licensed MH dealers, MH contractor and general contractor as well as a Real estate broker so we can do just about anything there is to do with MH's.That stated, I'm curious to know how you intend to invest in MH's.

That’s the reason car wholesalers don’t go looking to buy from a retail car dealer lot....

same with car dealers.and all other manner of small business.I think what happens here is folks know they cant become a car dealer with little or no money. 

I think you can only buy/sell 4 cars on your own within a 12 month period before you are required to have a dealer's license.
