I happen to be near Miami and I am seeing the slew of young people coming in all bright eyed and bushy tailed at the crazy city.

The majority of the people you come across with expensive toys are all flash and no cash working their tail off to impressive people they don't know and who don't care.Another example; my uncle always had all the toys; boats, jet skis, awesome camper, expensive truck to tow it all.

While I highlighted some of the most regarded tell-tail signs some look for to determine a community type, it should not be considered all inclusive signs by any stretch of the imagination.Hope this helps some...but again, take with a grain of salt because no one can answer your question completely as each market is different and each have their own tell-tail signs...not a one size fits all classification

Thats not your job really, and she resents that.BUT...You have definitely worked your tail off, with the acquisitions that you have done, and the research and seminars you have attended.

So I turned tail and quietly walked backwards out of the house, with the 2x4 ready to swing. 

Trying to "invest" or make a living in real estate without knowing the basics is like a dog chasing its tail.

I liken the two paradigms to: tying two cat's tails together and hanging them on a clothes line. 

I'm not a hippy dippy but mindset is the key.
