DC has a mandatory property disclosure statement, Virginia does not, and Maryland has a state issued form that you can either choose to Disclose, or choose to Disclaim, saying we wont tell you anything except Hidden defects

We had a clause in our lease that said failure to maintain lawn was a material defect in the lease that was curable up to termination of lease, or we would send them a notice and if not cut within 48 hours we would have it cut and bill them for the cut.

(btw, he also called out a couple other damages, but fortunately, I had move-in photos with dates to prove that those damages were there before we moved in)  write a letter noting you dispute the charge and state you did not do the ring, and if the ring occurred then prove to you its not a defect in the countertop.

I'd have billed back what I could to the tenants if everything that had to be repaired was new when they moved in.I wouldn't go with plain white for walls ever it will show every last smudge or defect

if your client is worried about material repairs, then you could put in a monetary cap on the "as is" (e.g. taking "as is" unless the inspection report identifies defects that would exceed X amount of $$ ?

Not sure what Ohio's disclosure laws are, but you should ask your Realtor what obligations you have to disclose latent defects and/or material facts.
