Thanks for the advice to read, @Mark Nolan and @Ayodeji Kuponiyi — today I read about half of the BP Ultimate Beginner's Guide and hoping to get through the rest tomorrow.

Its cost is 1% of your bookings and I ultimately decided to stop using it because of what I wrote above about percentage based services.

Ultimately a good local rep should get you a decision in 3-5 days MAX. i cant speak to the online loan houses.

It's gonna cost a couple grand for the survey so you better make sure it's a good deal and it's going to sell quickly otherwise you're out that two grand and that is why I didn't put it up and ultimately wasn't able to sell the acreage.

Investing in real estate and earning a decent passive income (not 100% passive as I have to manage) but ultimately striving to own a commercial building and multiplex residential home to rent out in the very near future.If anybody has any advice on commercial properties that would be much appreciated!

Ultimately the seller has to clear up the liens before title can be transferred.
