Leaning that some guests feel entitled to taking random items such as rolls of paper towels, toilet paper, cleaning supplies upon departure with the notion that the unused items are complimentary since they paid for their stay.

It's pennies compared to the 11 PM phone call that a toilet exploded and you need to not only get someone down there to fix it ASAP, but you need to figure out what happened and get the tenant to pay for the damages. 

It's a pretty light job, needs new flooring, interior and exterior paint, resurfacing the kitchen cabinets, counter tops, landscaping and a few other minor things, doors, trim, broken toilet, ect. 

@Julie McCoy I would likely feel the same way even though we just completed a HUGE remodel at my personal home that has a private entrance to a room in the basement.

It has a positive cash flow now as we've remodeled and raised rents over the years.

What they quickly discover is that virtually a single capital expenditure, a few inflated vendor invoices or a slow turn, could literally obliterate that month, quarter or year of being in the black.Likewise, PM's have to be concerned with much more than "Tenants, Toilets and Trash".

Ive read a lot about the BRRR strategy which involves gettting a house under market value with some cosmetic issues.. remodeling it and  then taking out a cash out refi loan assuming you will get a good margin for the new value of the house after remodeling.
