All in all, I am thrilled and delighted with the immediate cash flow, amazing tenant, proximity of the property to my primary residence, and the opportunities this property present in the future.   

It also is typically a compilation of those that are frustrated with their service, more so than those that are thrilled. 

It's a gamble either way.At this point, I would recommend you cut your losses and give them notice.

I would just call them and go see them... they will probably be thrilled that they are getting paid off on the second and will probably give you some time to refi the 1st...

If you need additional income to supplement and have less net worth, cash flow properties for cheap might work the best but for someone who does not need additional income gambling with appreciation might turn out beneficial.
