I say for any structure plan about $125-175/sqft this exclude well, septic, foundation that is additional cost and each one of those can range between 10-30k dependent on soil type depth need to drill and the type of foundation needed to support the structure.I have an Architecture and engineering background feel free to touch base anytime you want.

If we did this we would want to set up an agreement where we pay them commission while we work underneath their broker's license but in 3-5 years we could take the contracts with us when we are licensed ourselves.We are new to this and have never owned a business and would appreciate any insight that you may have for us.

Agreed with @Raymond Temprano -- it is definitely situational/Here in Colorado, especially in the Denver area, it's not uncommon to see settling in the soil because of the bentonite clay.
