We have done spray foam in the rafters and batting in the walls.

As I'm reading replies in past forums, it seems most of you prefer Foam over innerspring mattresses. why is foam better?

I have gone thru 7 tubes of caulk so far and 2 cans of foam insulation.

He was paranoid about drafts and had sprayed "Great Stuff" foam around the outside of window frames and inside the unit he had taken off the outlet covers and light switch covers and sprayed the foam into those as well, even those that were in interior walls!

A better option is to shoot some spray foam in the attic at the location where the rain is coming in at. 

I'm thinking about doing this to shave a few days off the eviction process when necessary.As a new landlord in the process of evicting a problem tenant right now (my first tenant), the need of having a rental process from start to finish has become abundantly clear to me.

I climbed an extension ladder, at night, in 9* snowy weather, to spray foam the hole shut till I can patch it properly.
