Do you think they hold better ROI and long term investment to put on a SFH house hacked property that has enough space for the ADU or do you think it’s better to do the shipping container route for $20k?

You will have a difficult time selling the park with the house attached down the road even after you fill it up and improve the CAP.And a second word of caution since I am sitting here spewing advice... those two vacant TOH homes depending on condition and the 6 vacant spaces should have zero value in establishing the park's value.

We have several loans with NASB which is a big player in this space as well as 2 'HELOC' type of loans from a Private Lender at 80% LTV on a couple of properties that we owned free and clear in our retirement accounts, and used that to put down payments on new properties using commercial non-recourse loans.
