@Jazz Wilson make the closing conditional on the property being vacated, otherwise you will have lots of trouble, especially if they are family and or not want to move.

My realtor is telling me that it is because of the season and everyone is already settled or is on vacation. 

We are renting them as short term vacation rentals. 3-7 days at a time. 

Just finished building a vacation beach home with elevator.  

So, Code says they will send another guy because the first Code guy is on vacation.

Long story short, they accepted my offer, but i waited close to a year to try to have the hoarder vacate the property before i closed.....Came to the point where he wasnt doing anything to vacate the property and i just said screw it, and cancelled my contract.

A bank won't be telling a borrower to vacate a property unless the bank has already taken it back at a foreclosure.  

It's a friend's listing: A 1482' house on a .84 acre lot that includes a 535' vacation house on the property.
