How to increase showing for the SFH investment in GTA, Ontario?

Hi BP,

I am new to the rental investment in Ontario. I live in Richmond Hill and I own two rental units. One is a condo in North York and one Single Family House (SFH) in Aurora. I had the condo for 5 years now and It is in a very high demand area. I don't even use a realtor for renting it One ad in the lobby and there are multiple tenants wanting the unit. My problem is the SFH which is located in Aurora. The house closed in late July and I had to do some cleaning in the house before it was market ready. I used the the agent that I sued for buying the house and I had him to post the house in MLS since early August. But I have problem with renting the house. I also have an ad for the house in Kijiji and Craigslist. But I only had 4 showings through MLS which non of them were interested. My realtor is telling me that it is because of the season and everyone is already settled or is on vacation. Even if I have a potential tenant, I still have to do tenant screening and might not be a good tenant after all, and I end up without a tenant.

Just want to know if anyone has any suggestion on how I can increase the showing for my rental SFH.

Could you post a link to your Kijiji ad? It might give us an idea.

I find renting for September 1 to be the busiest rental period of the year. See what else is on the market in the area, both on the MLS and kijiji. It will give you an idea of how your home compares to other options tenants have. Also, do make sure your location is correct as David said. Make sure you are posting in Markham/York region, not Toronto.

If you post your ad we might be able to tell you more.
