This will get potential home sellers to raise their hands.Now, it's best if you can include it on a Just Sold postcard, but, since you're new you don't have that luxury.So, find all the houses that are Active, Contingent, Pending, and Sold (last 6 months) and include the info on the postcard for that neighborhood. 

I don't have direct access to the MLS...but I do find it interesting that, of the 50 odd deals I analyzed on Realtor.com and Zillow today, the only ones that had ROIs above 10% were already pending.
