I've managed to secure a full-time unpaid internship at a very high end luxury real estate company in my area and I couldn't be happier with the place I've landed.

They might be happier with a higher rate and no equity.

Now that's 60 vs the 40, quicker sale, happier buyers and flexible as maybe someone cant afford the 200 and will pay the 180as is which is same result to me.

I have one 10ac parcel in Navajo County (totally vacant but has great access) that a trucker bought and paid $197 down and $97/month and he could not be happier.

At 4 units, $50 increase to make your tenants happier and draw a higher class tenant, creating another $200/month, $2400/year, you'd have to be a crazy person to not want that if you can come up with creative ways to do it.

I try to keep a contractor happy and their workers happier. 

And those with more time tend to be happier.

Why do you think playing in dirt would make you happier and better off? 

Also itll give me a little more time at home and we will be happier and less stressed about money.

If you fail it isn't because of them and they'll take the money sure but they'd be happier if you succeeded and didn't get scared out of the industry.
