This lot will support 2,800 buildable square feet so we are looking a building a main house then an ADU (Additional Dwelling Unit).

If you are using this as a house hack and to get your feet wet in REI in CA, I am not super impressed with any of the numbers.

I've also started the real estate game about 6 months ago at a relatively late age (44), but jumped in both feet and am now sitting on two very nice cash flowing triplexes. 

Make it a nice round $3,000 for these three expenses.  

My wife and I are relocating, have found a lovely home for ourselves, just received the home inspection...Aside from some minor to moderate issues...Polybutylene piping is in the home...House is approx 2,200 sq. feet...Assuming we can come to a meeting of the mind with other issues, what do you feel cost to remediate this plumbing?

However, with all the knowledge I gained I'm still hesitant to get my feet wet.

I got my feet wet on the forums here a few years back, but realized I had some big hurdles to overcome (i.e. get my financial house in order) before I could "get started".
