Unless you have consistent access to off market deal you will probably be wasting your time with this kind of investor.

Not saying it is easy, but in comparison it is much easier.

Seems like this is mostly for tear out which is the easy part.

Don't fluff it and make sure you know someone with MLS access to make sure it's correct.

The IRS has tended to look suspiciously at refinances right before your sale and 1031 as a way of accessing profit. 

Some strategies to consider:Networking with wholesalers: Many off-market properties don’t make it to the MLS, so connecting with wholesalers who operate in OKC can be a great way to access these deals.
