I only drive on the interstate when I can use my peach pass or you will sit in traffic for hours barely moving.Lots of CA and NY buyers moving away from political views and government changes they do not believe in.

The tenants love her, she stays on top of maintenance, has implemented upgrades to improve the property and drive rent increases (much to my dismay, LOL), organizes fun themed events with catered food for tenants, manages evictions and oversees the building's Section 8 program.

Laminate counter tops look ok, not great, but they show very little wear over time and are cheap to replace when they get damaged.We use agreeable gray paint for the walls in all of our rentals - it wears well, shows dirt less than white.

The Poconos Association of Vacation Rental Owners put out an impact study that talks about the big picture which is good.  30 million visitors coming each year, nice things to do, mix of resorts and outdoor destinations that are not overcrowded, a pleasant place to drive to.

Always think it is extremely important to note that Cap Rate does not drive value on Single Family Rentals since NOI is not the factor for the vast majority of the market - only really relevant for Multifamily and Commercial (BP audience is generally skewed towards residential not commercial investing)

I may be missing the point of what you are trying to achieve, and might feel more strongly about this than most, but automated systems like this infuriate me and would actually drive me away from wanting to sell a property to whoever is using it.
