@Marc Globenskymy quick 2cents:  Real estate maybe for growth and diversification, but definitely stocks or other more passive investment incomes for less headache and freedom of wealth. 

They provide you with hard real estate, but can also give you some diversification.

Property portfolio diversification strategy? 

Outside of inflation & rates, of the things that could still "harm" you, you have: Taxes, insurance, political climate, maturing debt, asset class diversification, geographical diversification. 

Aiming for a multifamily unit this year sounds like a solid plan, given the potential for higher cash flow and diversification of risk.Growing your network and fostering relationships within this community is an excellent strategy.

It seems we're seeing more and more operators move to a fund model, which I like for diversification.

Fund Diversification: Similar to the way a mutual fund behaves, a real estate fund diversifies the investment across a group of properties instead of a single property.

I look at crowdfunding as an option for folks w/little cash that want instant diversification.
