@Evan LoaderTexas does not have a separate individual income tax filing.Kentucky and Georgia may have a tax filing requirement based on a minimum net income/gross income threshold.Even if you are not required to file, you may want to consider filing - to roll over potential NOL's.Furthermore, a filing doesn't necessarily mean you have to pay a tax - i depends on what the income from the K-1 reports.

There is always misinterpretation of what is being said and lack of individual training.

FYI, my fav is "failure to adhere to the rules of the lease or lied on or during the application process" and inject clauses such as "any individual over more than (x number of days) is considered a tenant, and must apply or be added as an occupant".

@Trevor Lohman - Yeah, the type of home assisted living I am wanting to start does not provide trained medical care such as nurses but individuals that have been certified by Colorado (QMAP) to take care of individuals in need.

Once an individual qualifies for housing assistance, they have to find their own rental that will accept the voucher.

We have used over a million dollars from investors in the past for individual deals, but ever since launching the fund it has become extremely hard to raise money compared to past deals, but we changed our terms to be more favorable to the LP’s. 

For me, I found hiring sub-crews out individually to be cheaper and more manageable than a GC that doesn't know which end of a hammer to use.
