Philly is block by block and it is VERY tenant friendly -- so you need to truly know what you are doing.

If the plaster is intact (not crumbling, cracking or showing signs of significant damage), it may be safe to leave.

Landlocked property has an easement over a 1/4-acre ell in the neighboring property that otherwise blocks the property from the road and is largely (desirably, for privacy/noise) covered in trees. 

our 3 big oak trees slowly and surely did damage over time, so that's being done soon for about $3000.
