Should I change the tile or restore? 

From my experience with this which is limited: you cannot change contractors after you commit, contractor gets half up front and half after the inspection & your approval, you can pay the contractor for more work out of your own pocket or do it yourself, the contractor may let you use overages from one part of the project to another (example, you pick cheaper tile than original quoted and more expensive counter tops).

The floor and shower tiles were updated when we bought the house.

We figure $3sf for laminate floors so that multiplied with a quick SF number + tile gives us floors, etc, etc.  

The tile flooring did not match throughout the house, the grout lines were not even, and some areas around the edge of the time had almost 2" of grout instead of cutting a piece of tile for the edge.

I have no experience with any rehab projects and have even shied away from re-grouting our own bathtub tiles for fear of ruining something.
